A property management startup from a 3,000-resident italian town, Sant’Angelo dei Lombardi, now operates in twenty-eight U.S States

Ruralis, built without venture capital in Italy’s rural south, brings its short-term rental
model to rural America as new data shows small-city and rural markets posting the strongest supply growth in the U.S. short-term rental sector

Rural and small-city markets are emerging as the fastest-growing segment of the U.S. short- term rental industry. According to industry estimates, growth in new listings in the short-term rental market is increasingly concentrated in smaller, more affordable markets, which may offer investors and property owners a lower cost of entry than in more saturated urban destinations.
Ruralis, an Italian company that manages the entire short-term rental cycle on behalf of
homeowners outside the city centers, is positioning itself inside that shift. Through its U.S.
subsidiary, Ruralis Inc., headquartered in St. Petersburg, Florida, the company now
manages properties across twenty-eight states, with local employees, American clients and
a corporate structure built specifically for the U.S. market. “The United States is one of the
most challenging markets, with intense competition and customers who place a high value
on service quality. Since the first months of its launch, Ruralis has won over many American property owners who love our service and technology”, says Nicolas Verderosa, founder and CEO of Ruralis.

A model built for owners platforms don’t reach
Managing a short-term rental well requires more than posting a listing. Pricing has to move
with demand and seasonality, calendars have to sync across dozens of booking channels,
guests need multilingual support before and during their stay, and someone has to
coordinate cleaning and maintenance on the ground. That workload is manageable in dense
urban markets, where the vendor pool is deep and demand is constant. It is far harder
outside city centers, where service providers are scarce and owners are often managing the
property alone, on top of another job.
Ruralis distributes each property across more than 100 booking channels, including Airbnb,
Booking.com and Expedia, and applies dynamic pricing tools that adjust rates daily based on demand, seasonality, local events and comparable listings. It also coordinates the local
vendor network, cleaners, maintenance staff and check-in support, without building a
proprietary operations team in every market it enters, using self-check-in systems to manage guest arrivals at scale.

Faster growth than at home
In its first two quarters of U.S. operations, Ruralis more than doubled its live American
listings, and new properties in the United States have consistently onboarded and started
performing faster than comparable listings did in Italy during the company’s early years
there. The U.S. expansion builds on a home market that has more than doubled in twelve months: as of the second quarter of 2026, Ruralis manages more than 700 properties across Italy, up from roughly a third of that figure a year earlier.
The company has grown without raising venture capital, funding its expansion instead
through revenue and a 2023 equity crowdfunding round that has since returned early
investors a paper multiple of roughly three times their initial investment, according to the
company. Ruralis also ranked 43rd on the Sifted 100 Southern Europe list of the region’s
fastest-growing scaleups.

What comes next
Looking ahead, Ruralis will continue developing its technology so property owners can stay
informed about everything happening with their listing through a single app.
“We will keep learning from the United States while bringing what we have learned in Italy to the American market. Our mission is to build an outstanding product for the property
management industry we love, while creating opportunities for people and communities that are too often left behind”, says Verderosa.
